Introduction Cash Flow Analysis Described below, are the different methods used by our group to analyze the cash flows given in the case. Each analysis of the cash flow is accompanied by the theory and the advantages and disadvantages of the method. Internal Rate of Return (IRR) 1 Internal Rate of Return is the discount rate that results in a Net Present Value of zero of a series of cash flows. A project with required rate of return equalling IRR will provide no additional value to the company as a result of undertaking the project. Since, IRR is the rate needed to break-even from a given project. An investment earning a greater return than the IRR will result in a positive net present value; as a result it would add additional value to the company. An investment with a high IRR will provide a greater opportunity for the firm to recover its initial investment, as well as generate additional value than a project that has a low IRR.
